2026 real estate tax due dates
For calendar year 2026, Montgomery County lists these real estate tax deadlines and delinquency dates:

Prepayment program
The Montgomery County Treasurer offers a monthly electronic prepayment program for property owners who prefer smaller scheduled deductions instead of larger half-year tax bills.
Enrollment must be at least 60 days before the half-year tax due date. Property taxes must be current before enrollment, and the property cannot be enrolled in a past-due tax plan or have delinquent statuses such as liens, foreclosure, or bankruptcy.
Before applying, have your bank account number and Parcel ID ready. You can find the Parcel ID through the Treasurer search, on a deed, on a tax bill, or on a reappraisal notice.
Past-due taxes and delinquency plans
Taxpayers who are behind on property taxes may be eligible for a delinquency payment plan with the Montgomery County Treasurer’s Office. A plan requires a down payment and regular monthly payments to bring taxes current.
A basic payment plan requires a 20% down payment of the total amount due, including total delinquency and full-year current taxes. This may change in the month current taxes are due.
While a payment plan is in good standing, additional penalties and interest are not applied, and the plan can protect a property from tax foreclosure or tax lien sale. If payments are missed, the plan is void and penalties and interest are added back.
Billing address changes, refunds, and penalty remission
Ohio law requires property tax billing address changes to be made in writing to the Treasurer’s Office. Updating an address with the Post Office does not automatically update the county tax billing system.
Refund requests may be sent to the Treasurer’s Office by mail or email when property tax records show an overpayment. Overpayments can happen after ownership changes, duplicate payments, or tax charge adjustments.
