Tax due dates and late payment rules
Clermont County real estate taxes are billed in two halves. For tax year 2024, the first half due date was February 12, 2025, and the second half due date was July 9, 2025.
Use the Clermont County real estate tax due dates page to review posted due dates by tax year.
The Treasurer’s real estate FAQ says taxes are late the day after the due date on the current tax bill. Ohio law adds a 10% penalty to current taxes due, with one-half of that penalty charged if paid within 10 days after the due date.
Mailing on the due date may not be enough. The Treasurer’s FAQ says users should request a manual postmark, or hand-cancel, at the USPS counter to help ensure a timely postmark.
Understanding tax bills, values, and rates
The Clermont County Auditor explains that the tax bill includes ownership information, parcel identification, tax district details, property values, tax calculations, credits, special assessments, and tax distribution.
The Auditor describes appraised value as the office’s opinion of market value. Taxable value is 35% of the appraised value and is used to calculate tax before credits are applied.
For rates, the Auditor states that the county auditor cannot raise or lower property taxes. Tax rates are based on governmental budget requests, voter-authorized levies, and Ohio tax procedures. Users can review the Clermont County Auditor tax rates explanation for more detail.
Delinquent taxes and payment contracts
For delinquent real estate property taxes, the Treasurer directs users to call the delinquent tax number or visit the Treasurer’s Office. The Auditor also posts a delinquent tax list for parcels certified delinquent with taxes, assessments, interest, and penalties.
A delinquent tax contract may allow scheduled payments on prior delinquent real property tax. The contract is initiated when the owner comes to the Clermont County Treasurer’s Office, signs the contract, and pays the first delinquent installment and any current tax due.
Under the Treasurer’s delinquent contract information, current tax bills must still be paid in full by the due date. Late or missed payments can void the contract, and a voided contract may subject the property to foreclosure proceedings.
Escrow, address changes, military extensions, and Homestead
The Treasurer’s Monthly Escrow Program helps taxpayers budget real estate taxes into monthly payments. The program is free, but it is not available for past due taxes.
The Treasurer also provides an address change option for the address on file with the Treasurer’s Office. The address change notice states that users still need to contact any other agencies needed to update their information elsewhere.
Military extension information is available for qualifying National Guard and reserve component members, spouses, jointly owned property, and certain dependent-parent situations. The application process requires proof of eligibility.
The Clermont County Auditor’s Homestead Program provides tax credit relief for qualifying homeowners who are at least 65 years old, permanently and totally disabled, eligible surviving spouses, certain disabled veterans, or surviving spouses of public service officers. Real property and manufactured home applications are due by December 31.
