Alachua County Tax Collector property tax role
The Alachua County Tax Collector collects real estate and tangible personal property taxes each year. The Property Appraiser prepares the tax rolls, including ownership, mailing address, legal description, property value, and exemptions such as homestead, disability, widow, and agricultural classifications.
Taxes are calculated using taxable value after exemptions and the millage rates set by the county taxing authorities. Questions about a tax bill can go to the Tax Collector, while questions about assessments or tax roll details may need the Property Appraiser.

Delinquent real estate taxes
Real estate taxes become delinquent each year on April 1. A 3% minimum mandatory charge is imposed on April 1, and an advertising charge is added in May.
Delinquent taxes may be paid by personal check, cashier’s check, U.S. postal money order, cash, debit card, E-Check, major credit cards, or PayPal. The date the Tax Collector receives the payment determines the amount due.
Florida law requires delinquent parcels to be advertised before the tax certificate sale. The Tax Collector is required to hold a tax certificate sale beginning on or before June 1 each year.
Non-ad valorem assessments
Non-ad valorem assessments are assessed by the Alachua County Board of County Commissioners and other taxing districts. These may include refuse collection, rural collection center, solid waste management, paving, water extension, fire, storm water, and PACE assessments.
Some property owners may qualify for exemptions from certain assessments based on family income guidelines adopted by the Board of County Commissioners. Vacancy discounts for residential rental property may also be available for refuse collection and solid waste management assessments.
Mortgage escrow tax bills
If taxes are paid through an escrow account, the mortgage company needs to request the tax bill from the Tax Collector. The mortgage company receives the bill for payment, and the property owner receives an information-only copy.
The mortgage company is required to pay taxes during the 4% discount period. When the mortgage is satisfied, the mortgage company needs to remove the account from its requested bill list.
Tangible personal property taxes
Tangible personal property tax applies to assets such as furniture, fixtures, and equipment located in businesses or rental properties. It also applies to structural additions to mobile homes.
The Property Appraiser assesses tangible personal property as of January 1 each tax year. Businesses that file a tangible personal property tax return between January 1 and April 1 may qualify for an exemption of up to $25,000.
Unpaid tangible taxes become delinquent April 1 after the assessment year. A $10 delinquent fee is added, and interest begins accruing at 1.5% per month until paid. On May 1, a collection fee of 20% of the gross tax is added.
