  • Review and accept the Property Value Assessment Inquiry disclaimer.
  • Search by address, Assessment number, or Fee Parcel number.
  • Review the current or prior year assessment information returned for the property.

Assessment information is not the same as a deed or ownership guarantee. Use the appropriate Recorder-County Clerk records path when you need recorded documents or certified copies.

Property assessment basics

The San Joaquin County Assessor-Recorder-County Clerk prepares assessments for taxable property in the county. The Assessor determines property value and assessment information used to compute the annual property tax bill.

Properties are taxed at the State mandated 1% of total assessed value. For real property, the value enrolled when property is acquired is the base year value, and it is increased each year by the California Consumer Price Index or 2%, whichever is less.

New construction, ownership changes, supplemental assessments, decline-in-value reviews, and manufactured home assessment issues are handled through the Assessor’s property information process.

GIS data and district map limits

San Joaquin County GIS provides online map applications and GIS data downloads. The District Viewer can show districts covering an area of interest, including school, fire, supervisorial, water, zoning, and permitting-related districts.

Property tax information is not available through the District Viewer. For property tax information, use the San Joaquin County Assessor instead.

GIS data downloads are exported periodically, typically twice per year, around mid-January and again in July. The latest export listed by the county occurred on January 13, 2026. More current or custom exports may be requested and may be subject to duplication fees.
